2.San Elijo Hills Town Center Multifamily - Request Entitlements for a 31-UNIT Residential Condominium Density Bonus Project

The applicant seeks a Site Development Plan and Tentative Subdivision Map for a 31-unit condominium building on a 0.58-acre vacant site in San Elijo Hills Planning Area C-2. Six units would be affordable. The project uses state density bonus law and requests waivers of setback, story and height limits (five stories, 64 feet). Staff proposes a CEQA Class 32 infill exemption. The Commission is asked to adopt the exemption and approve two resolutions.
